It Starts Before We Tour the First Home
My job begins with learning about you, not sending you a list of properties.
We'll talk about what you're looking for, which areas of the Shenandoah Valley you're considering, what features matter most, and what would make a home feel like the right fit for your life.
Maybe you're comparing Harrisonburg with Rockingham County. Maybe you're considering New Market, Mount Jackson, Broadway, Augusta County, or somewhere in between. Maybe you aren't sure where you want to be yet.

I can help you compare areas, think through your priorities, and create a home search that reflects what you actually need instead of filling your inbox with properties that don't make sense for you.
I'll also help connect you with a trusted lender so you can understand your financing options and establish a comfortable price range before we begin touring.
I Help You Understand What You’re Looking At
Touring homes is more than walking through rooms and deciding whether you like the kitchen.
As we look at properties, I'll help you pay attention to details that may be easy to overlook when you're excited or trying to take everything in at once. We'll talk about the home's condition, potential maintenance, property disclosures, comparable sales, and anything else that may affect your decision.
Homes throughout the Shenandoah Valley can come with features buyers may not encounter everywhere, including wells, septic systems, community water, acreage, private roads, flood zones, older foundations, and manufactured homes.
I won't pretend to replace an inspector, contractor, lender, attorney, or other specialist. My role is to help you recognize when more information may be needed and connect you with the appropriate professionals so you can make an informed decision.
I Research More Than What You See Online
The public listing is only the starting point.
Before you make a major decision, I can review the information available through the Multiple Listing Service, property records, disclosures, and documents provided by the seller or listing agent. I can also contact the listing agent when we need clarification or additional information.
Depending on the property, that may mean asking about utilities, road maintenance, recent improvements, prior inspections, water sources, septic information, surveys, zoning, or other details that matter to you.
Not every answer will be immediately available, but you won't be left trying to track everything down alone.
I Help You Build a Strong Offer
When you find a home you love, the next step isn't simply choosing a price.
An offer includes several terms that can affect both your protection and how appealing the offer may be to the seller. We'll discuss the purchase price, financing, deposit, desired closing date, inspection options, requested seller assistance, and any other contingencies that may apply.
I'll review comparable sales and available market information with you so you can decide what you feel comfortable offering. I'll also explain the possible advantages and risks of the different terms in front of you.
The final decisions are always yours. My job is to give you the information and guidance you need to make those decisions confidently.
I Negotiate and Communicate on Your Behalf
Negotiation doesn't stop when the seller responds to the initial offer.
There may be counteroffers, inspection findings, appraisal concerns, requested credits, repairs, or other issues that need to be addressed before closing. I'll communicate with the listing agent, explain your options, and help you decide how you want to respond.
Clear communication matters throughout this process. You shouldn't have to wonder whether a deadline was met, a document was received, or an important question was asked.
I want you to understand what is happening, what choices you have, and what comes next.
I Keep Track of the Details and Deadlines
Once your offer is accepted, there is still plenty of work ahead.
I'll help keep track of important contract dates and coordinate with the people involved in your transaction. That may include your lender, the title company, the home inspector, the listing agent, contractors, and other professionals depending on the property.
We'll work through steps such as:

Even a well-organized transaction can come with surprises.
An inspection may reveal an issue. The appraisal may require additional information. A document may be missing. A repair may need to be verified. The closing timeline may need to change.
My role is to stay calm, gather the right information, communicate with everyone involved, and help you understand the available paths forward.
I can't promise that every transaction will be completely stress-free. I can promise that you won't be expected to navigate those moments by yourself.
I Make Sure You Understand the Relationship
Before we begin touring homes, we'll review a written Buyer Representation Agreement that explains our working relationship and the services I provide.
We'll also talk about buyer-agent compensation, how it may be addressed within a transaction, and any financial responsibility you could have. Compensation is negotiable, and I want you to understand the agreement before signing it.
Paperwork should never feel like something you are expected to sign without asking questions. We'll take the time to review it together so you feel comfortable moving forward.
