I think there's a common misconception that you shouldn't reach out to a Realtor until you're officially ready to sell your home.
You know, when you've already decided where you're moving, cleaned out the closets, finished the home improvement projects, and picked a date to put the For Sale sign in the yard.
But here's something I wish more homeowners knew.
You don't have to be ready to sell to start talking about selling.
In fact, some of the most valuable conversations I have with homeowners happen months, sometimes even years, before their homes ever hit the market.
And there's a good reason for that.
Selling a Home Starts Long Before the For Sale Sign
When someone tells me they're thinking about selling, my first question usually isn't, "When do you want to list?"
I want to know why they're considering selling in the first place.
Maybe your family is growing and you're running out of space. Maybe the kids have moved out and you're ready for something smaller. Maybe you're tired of maintaining several acres, want to be closer to family, or have simply started dreaming about a different lifestyle.
Understanding your goals helps us figure out what selling could realistically look like.
Because sometimes, the first step isn't preparing your home for the market.
It's figuring out whether moving makes sense for you at all.
Find Out What Your Home Might Be Worth
One of the biggest pieces of the puzzle is understanding your home's current market value.
And no, that doesn't mean relying entirely on the number you see when you search your address online.
A Comparative Market Analysis (CMA) helps us evaluate your home using recent comparable sales, current competition, location, condition, and other factors that influence value.
From there, we can estimate what you might walk away with after paying off your mortgage and accounting for selling expenses.
That number matters, especially if you're planning to use the proceeds toward your next home.
Knowing what you're working with makes planning your next move a whole lot easier.
Let's Talk About Those Home Projects
This is a big one.
I can't tell you how often homeowners assume they need to spend thousands of dollars updating their homes before selling.
New flooring. Fresh paint. Updated countertops. A bathroom renovation.
And sometimes, improvements really are worth considering.
But not every project will give you a worthwhile return when it's time to sell.
I'd much rather walk through your home before you start spending money so we can talk about which improvements could make a difference and which ones might not be necessary.
The goal isn't to make your home perfect. It's to make smart decisions about where your time and money go.
And sometimes my advice might simply be, "Don't worry about that."
What If You Need to Buy Another Home?
This is where planning ahead becomes especially important.
If you're selling one home to purchase another, there are a lot of moving pieces to consider.
Do you need the proceeds from your current home for your next down payment? Would you prefer to sell before buying? Could you qualify to purchase before your current home sells? What happens if you find your next home before yours is under contract?
There isn't one answer that works for everyone.
But having these conversations early gives us time to explore your options, connect with a lender when needed, and build a strategy that fits your situation.
The last thing I want is for you to feel rushed into making a major decision simply because we didn't have enough time to plan.
Sometimes the Best Advice Is to Wait
And I mean that.
Not every conversation about selling needs to end with a listing agreement.
Maybe the numbers don't quite work yet. Maybe there aren't many homes available that fit what you're looking for next. Maybe you have a few things to take care of before moving makes sense.
Or maybe, after talking everything through, you realize you're actually pretty happy where you are.
That's okay, too.
My job isn't to convince every homeowner I meet that they need to sell.
It's to help you understand your options so you can make the decision that's right for you.
Sometimes that's listing next month.
Sometimes it's creating a plan for next year.
And sometimes it's staying exactly where you are.
A Little Planning Can Make a Big Difference
Selling a home is a major financial decision, but it's also a personal one.
You're not just figuring out what your house might sell for. You're thinking about where you'll go next, what your life might look like, and whether the timing makes sense.
And those decisions deserve more than a rushed conversation a week before you're ready to list.
So if selling has been on your mind, even if it's just a passing thought, don't feel like you need to have everything figured out before reaching out.
We can talk about your goals, look at the numbers, discuss what your home might need, and put together a plan that works for your timeline.
You don't need a moving date to start making a plan.
And you certainly don't need to be ready to sell tomorrow.
If you're considering selling your home in Rockingham, Shenandoah, Page, or Augusta County, I'd love to be a resource as you explore your options.
No pressure. No obligation. Just good information to help you decide what comes next. 🤍
