If I Wanted to Be in a New Home by the Holidays... Here's What I'd Be Doing Today

The holidays have a funny way of making us dream a little bigger.

Maybe it's picturing the first turkey coming out of your own oven while family gathers around the kitchen. Maybe it's imagining the glow of a Christmas tree in the corner of a brand new living room, or waking up to the season's first snowfall with a cup of coffee in a house that finally feels like yours.

Every year, I talk with people who say, "I wish we'd started sooner."

Not because they couldn't buy a home... but because they underestimated how much joy comes from having time to settle in before life gets busy.

If my goal was to celebrate the holidays in a new home this year, here's what I'd be thinking about today.

I'd Picture the Memories Before the Floor Plan

Before I worried about square footage or paint colors, I'd spend some time imagining how I actually wanted to live in the home.

Am I hoping to host Thanksgiving for the first time? Do I want enough room for everyone to gather in the kitchen while dinner cooks? Am I dreaming about wrapping presents in front of the fireplace after everyone has gone to bed?

Those moments matter more than checking every single box on a list.

When you know the memories you're trying to create, it becomes much easier to recognize the home that can hold them.

I'd Leave a Little Room for the Unexpected

One of my favorite parts of house hunting is that buyers almost always surprise themselves.

The home they fall in love with isn't always the one they expected.

Maybe it's the breakfast nook where you can already picture sipping coffee while snow falls outside. Maybe it's the front porch that wasn't even on your wish list until you imagined hanging a wreath on the front door.

Sometimes the best homes aren't the ones that check every box.

They're the ones that make you start imagining your life there.

I'd Start Making Space Before Moving Day

There's something refreshing about entering the holidays a little lighter.

I'd start cleaning out closets, donating things I no longer use, and letting go of the items that have quietly followed me from move to move.

Not because packing is fun...

But because a new home deserves room for new memories, not just old boxes.

I'd Think Beyond the Closing Table

Buying a home isn't just about getting the keys.

It's about giving yourself enough time to actually enjoy the season.

I'd want time to find where the cookie sheets belong before baking Christmas cookies. I'd want a chance to hang pictures before guests arrived. I'd want one quiet evening where everything was unpacked, the lights were on the tree, and I could simply sit on the couch and realize...

"We're home."

That feeling is worth planning for.

I'd Start the Conversation Before the Calendar Gets Full

The closer we get to the holidays, the faster life seems to move.

School events fill the calendar. Family gatherings begin. Weekends disappear.

I'd rather start the conversation now, even if I'm not quite ready to buy tomorrow.

Sometimes one conversation is all it takes to understand what's possible. Maybe the timing works. Maybe it doesn't. But having a plan almost always feels better than wondering "what if" after the holidays have come and gone.

Home for the Holidays Means Something Different to Everyone

For some people, it's hosting Thanksgiving dinner for the first time.

For others, it's watching the first snow fall from a living room that finally feels like theirs.

Maybe it's opening presents beneath twinkling lights in a space you've worked incredibly hard to call home.

Whatever your version looks like, those moments don't begin on moving day.

They begin with the decision to start planning.
