One of the biggest things I’ve learned helping people buy STRs is that the Shenandoah Valley offers something you don’t always get in flashier markets — accessibility.

You don’t have to spend $700,000 to get a mountain home. You don’t have to compete with national investors who buy properties in bulk. And you don’t have to rely on one season to carry your revenue.

Here, different corners of the Valley offer different rhythms:

  • Massanutten: four-season resort living with skiing, snow tubing, mountain biking, golf, and the famous indoor waterpark

  • Elkton + surrounding areas: quieter countryside pockets close to both Massanutten and Shenandoah National Park

  • Bryce Resort/Basye: a nostalgic mountain-lake community that draws loyal guests year after year

  • Luray and Page County: the long-standing cabin capital of the Valley, built around Luray Caverns, the Shenandoah River, and Skyline Drive

Each of these markets attracts a different type of traveler and offers a different entry point for investors. And that’s the beauty of this region… there is no one-size-fits-all experience.

Some properties do incredibly well as romantic cabins. Some thrive with families coming for ski weekends. Some appeal to hikers, kayakers, wedding guests, or JMU parents. Some are second homes that only open their doors to guests a few weekends a month.

There is room for all of it.

A More Affordable Entry Point

One of the things I talk about often with new investors is how the Shenandoah Valley compares to larger, more nationally recognized STR markets. Places like Asheville, Gatlinburg, Deep Creek, and parts of West Virginia have seen prices jump so high that first-time STR buyers are squeezing in at the bottom.

But here? There are still opportunities that feel achievable… even hopeful.

Many of the clients I’ve helped start their STR journey didn’t come in with a massive budget. They wanted something manageable, sustainable, and within a couple hours of home — something they could enjoy themselves while also creating revenue on the side.

That’s what I love most about this region. You can do both. You can buy a second home and a short-term rental.
You can generate income and have a retreat for your own family. You can create something for yourselves and build something that pays toward the future.
