A Look at Buying and Selling Through Two Different Perspectives
One of the things I love most about real estate is that every transaction is deeply personal. Buyers and sellers are often carrying excitement, nerves, anticipation, and sometimes disappointment all at once. As agents, we're experiencing those emotions right alongside them, but we're also thinking several steps ahead.
It's one of the reasons I always say that buying and selling a home is rarely just about the house itself. There are emotions, timelines, goals, and expectations woven throughout the entire process.
So I thought it might be interesting to pull back the curtain a bit and share some of the thoughts that often happen simultaneously during a transaction.
Buyer Perspective
While you're thinking:
"I don't want to miss out on this house."
As an agent, I'm thinking about making sure we're making a decision from a place of confidence instead of urgency. I understand the fear that comes with losing a home you love, especially in competitive markets, but my job is to help determine whether this is the right house, not simply the available house. I'm looking at comparable sales, resale potential, inspection concerns, and making sure that excitement isn't overshadowing practicality.
While you're thinking:
"This house checks almost every box."
I'm thinking about the boxes that may matter six months or five years from now. Does the layout support your future goals? Does the neighborhood fit your lifestyle? Will this home continue serving you as life changes? Sometimes buying a home is about finding perfection, but more often it's about understanding which imperfections are easy to live with and which ones may become frustrations over time.
While you're thinking:
"I hope our offer gets accepted."
I'm thinking about positioning your offer in the strongest way possible while also protecting your interests. Price matters, but so do timelines, contingencies, financing terms, and understanding what motivates the seller. There's often more strategy involved than simply submitting the highest number.
Seller Perspective
While you're thinking:
"I hope buyers see my home the way I do."
I'm thinking about how buyers experience your home for the very first time. The memories you've created there are meaningful, but buyers don't see twenty years of holidays, projects, and milestones. They see the first five minutes. My goal is to bridge that gap by helping tell the story of your home while also presenting it in a way that allows buyers to envision their own future there.
While you're thinking:
"We've been on the market for a few weeks. Is something wrong?"
I'm thinking about data. I'm looking at showing activity, online views, comparable listings, and feedback trends. Sometimes the answer is pricing, but sometimes it's timing, inventory levels, or simply waiting for the right buyer to come along. Every home has a buyer. The challenge is understanding how to position it so they find it.
While you're thinking:
"This process feels overwhelming."
I'm thinking about how to make it feel manageable. There are deadlines, negotiations, inspections, lenders, title companies, and countless moving pieces involved in a transaction. One of the biggest responsibilities I have isn't necessarily selling houses. It's helping people navigate uncertainty with confidence.
The Bigger Picture
At the end of the day, buyers and sellers aren't expected to know everything. They're expected to know what matters to them.
My role is to think about the things you don't have to think about. To anticipate roadblocks, communicate openly, solve problems, and help you move forward feeling informed and supported.
Because while you're thinking about the home itself...
I'm thinking about the experience, the strategy, and making sure you feel taken care of every step of the way.
And honestly, that's one of my favorite parts of the job.
