Reaching out to a Realtor for the first time can feel like a much bigger step than it actually is, especially when you're still trying to decide where in the Shenandoah Valley you may want to live.
I think a lot of people hesitate because they assume that once they make that call or send that message, they need to be ready to get pre-approved, start touring homes, and make an offer right away.
But that isn't what the first conversation has to look like.
Sometimes it begins with, “I think I might want to buy a home, but I have no idea where to start.”
That is more than enough.
Your first conversation with me isn't a commitment. It's simply a chance for us to get to know each other, talk through where you are, and figure out what your next step could be.
We’ll Start With What You Already Know
You don't need to arrive with a perfectly planned timeline, an exact price range, or a list of every feature you want in a home.
We can start with whatever you do know.
Maybe your lease ends next year. Maybe your family needs more space. Maybe you've been watching homes online and you're wondering whether buying is realistic for you. Or maybe you know you want to move somewhere in the Shenandoah Valley, but you haven't decided which community would feel most like home.
From Harrisonburg and Rockingham County to Shenandoah County, Augusta County, and the surrounding areas, every part of the Valley offers something a little different. You don't have to choose a specific town before reaching out. Part of our conversation can be comparing locations and finding the areas that make the most sense for your daily life, budget, and future plans.
I'll ask a few questions about what you're hoping for, where you may want to live, and what matters most to you. If you don't know all the answers yet, that's completely okay. Those answers often become clearer as we work through the process together.
You Don’t Have to Be Ready to Tour Homes
Talking to a Realtor does not mean we're scheduling showings tomorrow.
Some buyers contact me when they're ready to move quickly. Others reach out six months or even a year before they hope to buy. Both are great times to start the conversation.
If you're still in the early stages, we can talk about what buying might look like and create a general plan. That could mean learning more about the process, narrowing down possible locations, saving for some of the upfront expenses, or connecting with a lender.
Sometimes the next step is touring homes.
Sometimes the next step is simply gathering information.
Both are progress.
We’ll Talk About Financing Without Making It Overwhelming
One of the first steps will usually be connecting you with a trusted lender. The lender can review your individual financial situation, explain the loan programs that may be available, and help you understand a comfortable price range.
You don't need to know which type of loan you want before that conversation. You also don't need to understand every financial term you may have seen online.
The purpose is to replace guesses with information that actually applies to you.
If you're ready to buy now, a preapproval helps us begin your search with a clear budget. If you aren't ready yet, the lender may be able to help you understand what to work toward. Either way, you leave the conversation with more clarity than you had before.
I’ll Explain What Working Together Looks Like
Your first conversation is also an opportunity for me to explain my role and what you can expect from me.
In Virginia, a written Buyer Representation Agreement is required before I can show you a property. We'll review what that agreement means, how buyer-agent compensation works, and any questions you have before you sign anything.
I never want paperwork to feel like something being placed in front of you without an explanation. You deserve to understand what you're signing and why it matters.
We'll also talk about how we'll communicate, how showings are scheduled, what happens when you find a home you love, and how I'll guide you from the beginning of your search through closing.
You Can Ask the Questions You Think You’re Supposed to Know
You are not expected to understand the home-buying process before you've been through it.
Terms like earnest money, seller credits, contingencies, inspections, appraisals, and closing costs can be confusing when you're hearing them for the first time. Even buyers who have purchased before may encounter something completely new in their next transaction.
Ask every question.
I enjoy breaking the process into smaller pieces and explaining what is happening in plain language. I would much rather pause and talk through something than have you move forward feeling uncertain or overwhelmed.
Helping you feel informed isn't an extra part of my job. It's one of the most important parts of it.

There isn't one correct next step for everyone.
My goal is not to rush you into buying a home. It's to understand where you are, help you explore your options, and make sure you feel supported when you're ready to take the next step.
