Here’s a breakdown of how the residential market performed across Shenandoah, Rockingham, and Page Counties in December 2025.

In December, 64 new homes were listed across the three counties. The median list price came in at $327,000, showing that pricing remains relatively steady as we move through the winter months.

While the number of new listings tends to slow toward the end of the year, this pricing level suggests sellers are still entering the market with confidence and buyers are continuing to pay close attention.

The average days on market was 54 days, which is a helpful reminder that homes are still selling, just not overnight. This pace reflects a more balanced market where pricing strategy, condition, and location truly matter.

For sellers, this means preparation and accurate pricing are key. For buyers, it often means there’s a bit more time to make thoughtful decisions compared to the fast-paced markets of recent years.

Despite fewer new listings, 89 properties sold in December, showing continued buyer activity throughout the region. The average sales price was $390,026, while the median sold price landed at $335,000.

This spread highlights the variety of homes selling in our area, from more affordable properties to higher-end homes that bring the average price up.

 

One of the most notable shifts in the market is inventory growth.

  • January 2025 inventory: 198 homes

  • Current inventory: 260 homes

This increase means buyers have more options than they did this time last year, which can help ease competition. At the same time, sellers are entering a market that’s becoming healthier and more balanced, rather than oversaturated.
