Below is a breakdown of what we saw across Shenandoah, Rockingham, and Page Counties in January 2026:

 

January brought 105 new listings to the market across the three counties. The median list price was $370,000, reflecting a noticeable increase from late 2025 and signaling that sellers are entering the market with strong pricing expectations.

While winter months are typically slower, this level of new inventory suggests early momentum as we head toward the spring market.

Homes spent an average of 54 days on market in January. This indicates a market that is active but not rushed.

Buyers generally have time to evaluate options, while sellers benefit most from strategic pricing and solid presentation. Homes that are priced well and in good condition are still moving, even in a seasonally quieter month.

In January, 61 properties sold across Shenandoah, Rockingham, and Page Counties. The median sold price was $320,000.

This spread highlights the range of homes selling in the Valley, from entry-level properties to higher-priced homes that pull the average upward.

Inventory continues to trend upward compared to last year.

  • February 2025 inventory: 225 homes

  • Current inventory: 269 homes

This increase gives buyers more choices than they had a year ago, while also pointing toward a more balanced and sustainable market overall.
