If I could sit down with every homeowner who's thinking about selling, there are a handful of things I'd tell them before we ever talk about price, paperwork, or putting a sign in the yard.
Some of these might surprise you. Others might simply help you breathe a little easier. Either way, I hope they give you a glimpse into how I see the home-selling process.
1. I'm not judging your home.
This is probably the biggest fear I hear from sellers.
"I know the carpet is worn."
"I'm sorry about the clutter."
"We never got around to updating the kitchen."
Trust me... I'm not walking through your home making a list of everything that's wrong with it.
I'm walking through it asking, "How do we highlight everything that's right?"
Every home has imperfections. My job isn't to judge them. It's to help you present your home in the best possible light and create a strategy that attracts the right buyers.
2. Buyers don't see your home the way you do.
You've lived there for years.
You notice every scratch on the hardwood floors, every outdated light fixture, and every project you never finished.
Buyers don't have that history.
They're imagining where their couch will go, picturing family dinners around the table, and wondering what it would feel like to call this place home.
Sometimes we're our own toughest critics.
3. I want to tell you the truth... even when it's hard.
One of the most valuable things a Realtor can do isn't tell you what you want to hear.
It's tell you what you need to hear.
Whether it's pricing, preparing your home, or navigating negotiations, my job is to give honest advice rooted in the market, not just agree with every idea.
That honesty is what helps protect your biggest investment.
4. I care about your next chapter just as much as this sale.
Selling a home is rarely just about the house.
Maybe you're upsizing because your family is growing.
Maybe you're downsizing after the kids have moved out.
Maybe you're relocating for work or moving closer to loved ones.
The house is important, but it's really the beginning of whatever comes next. That's why I always want to understand your goals before we ever talk strategy.
5. I'm rooting for you long before closing day.
The day we list your home isn't the day I start caring.
By then, I've already spent time getting to know your goals, researching the market, thinking through pricing, and building a plan that gives you the best chance of success.
When your home sells, I'll celebrate with you.
If we hit a bump in the road, I'll work through it with you.
And if plans change, we'll figure out the next step together.
Because to me, being a Realtor has never been about putting a sign in the yard.
It's about helping people move confidently into their next chapter.
Final Thoughts
The best Realtor isn't the one with the fanciest marketing or the most social media followers.
It's the one who listens, tells you the truth, and stands beside you from the first conversation to the final signature.
